Local Housing Allowance (LHA) determines how much help you can get with rent through Universal Credit or Housing Benefit if you rent privately. Here’s how it works in 2026/27.

What Is Local Housing Allowance?

LHA is the maximum housing support you can receive as a private renter. It’s set locally based on market rents in each Broad Rental Market Area (BRMA).

Important: LHA does not affect social housing tenants (council or housing association). They have their actual rent covered, minus any bedroom tax deductions.

Shared Accommodation Rate

Single people under 35 without children usually qualify only for the shared accommodation rate — enough to rent a room in a shared house, not a self-contained flat.

Exemptions from shared rate (can claim 1-bed rate):

  • Aged 35 or over
  • Care leavers under 25
  • People requiring overnight care
  • Serious offenders subject to MAPPA
  • Victims of domestic abuse in refuges
  • People who have lived in homeless hostels for 3+ months

How LHA Affects Your Housing Element

Your UC housing element (or Housing Benefit) is the lower of:

  • Your actual rent, OR
  • The LHA rate for your area and bedroom category
